We do not guarantee:

• Investment appreciation
• Future resale value
• Infrastructure timelines beyond developer commitments

3. RERA COMPLIANCE

Projects launched after the applicability of RERA are registered under the Real Estate (Regulation and Development) Act, 2016, wherever required.

Customers are encouraged to independently verify RERA registration details.

4. MARKETING DISCLAIMER

All marketing materials including brochures, advertisements, and website content are for informational purposes only.

They do not constitute a legal offer or contractual obligation.

Final terms are governed exclusively by the executed Sale Agreement.

5. PRICING & AVAILABILITY

• Prices are subject to change without notice
• Plot allocation is subject to availability
• Booking confirmation is valid only upon receipt of payment and written confirmation

6. BOOKING & PAYMENTS

• Booking amount is collected directly by Rai Estates
• Refunds, if any, shall be governed by the specific booking agreement
• Taxes, registration charges, and statutory fees are payable as per law

7. CUSTOMER DUE DILIGENCE

Customers are advised to:

• Independently verify legal approvals
• Examine title documents
• Review government clearances
• Seek independent legal advice before purchase

8. COMMUNICATION CONSENT

By submitting your contact information, you consent to receive communications via:

• Call
• SMS
• Email
• WhatsApp
• IVR

This consent overrides DND/NDNC registration until withdrawn in writing.

9. LIMITATION OF LIABILITY

Rai Estates shall not be liable for:

• Typographical errors
• Delays due to government approvals
• Acts of force majeure
• Decisions made solely based on marketing materials

10. INDEMNIFICATION

You agree to indemnify Rai Estates against claims arising from:

• Misuse of website
• False information submission
• Violation of these Terms

11. DISPUTE RESOLUTION & ARBITRATION

Any dispute shall first be attempted to be resolved amicably.

If unresolved, disputes shall be referred to arbitration under the Arbitration and Conciliation Act, 1996.

The seat of arbitration shall be Mysore, Karnataka.

Courts in Mysore shall have exclusive jurisdiction.

12. SEVERABILITY

If any provision is held invalid, remaining provisions remain enforceable.

13. ENTIRE AGREEMENT

These Terms constitute the entire understanding between Rai Estates and the user regarding website usage and communication consent.
